ABOUT THE INSPECTION
1. What is a “home inspection” and who should get one?
A home inspection is an objective, visual, non-invasive examination of the current condition of a home’s components and
systems. Home inspections are for:
- Home buyers, to help make an informed decision.
- Home sellers, to help identify potential issues that could derail the sale.
- Home owners, as part of regular home maintenance.
2. What kinds of property do you inspect?
We inspect traditionally built single family dwellings, condos, and multiplex units only. We believe that our clients are best served by a company that specializes in this one segment of the real estate market. We do not inspect mobile homes, commercial properties, log homes, etc.
3. Are the report findings shared with anyone else?
In accordance with Oregon law the content of the inspection report is never shared with anyone else without your express written consent. Neither will the home inspector discuss the contents of the report with a third party or take any actions based on the report contents.
4. What if I have questions about the report later on?
If you do have any questions concerning the inspection findings please call or email us. If we happen to be out of cell phone range on another inspection we will return your call at the first opportunity.
5. Is your report a “repair list” for the home seller?
Our report should not be construed as a list of repairs for the seller. The purpose of a home inspection is to give an honest
assessment of the dwelling and allow the buyer to make an informed decision about their potential purchase. Negotiations after
the inspection will be between the buyers, sellers and their respective agents.
6. Is this the same as a code compliance inspection? Does a house “Pass” or “Fail”?
This is not a code compliance inspection. Codes for building, electrical, plumbing, etc. are updated and changed constantly. Code inspection is an altogether different profession. The home inspectors main focus is on the durability and serviceability of the structure and its components in addition to relevant safety issues. To put it in perspective, although many of the items a home inspector will be looking at are in fact code related, the inspection itself is not a code compliance inspection and codes will not be referenced in the report. A home inspection is never a “pass” or “fail" type of evaluation.
7. Do you guarantee or warranty all of the home’s components?
The home inspection report is not a guarantee or warranty for any component and pertains solely to the conditions found at the time of the inspection. As is the nature of any home, stuff happens! Components and mechanical systems can malfunction or cease to function at any time, for various reasons, whether an hour, week, month or year after the inspection.
WHAT WE OFFER
1. What do I receive for the fee?
With our service you receive a thorough, objective, and well documented examination of a dwelling by a team of two educated, experienced, Oregon licensed & certified home inspectors. The inspection is conducted to the Oregon Standards of Practice for Home Inspections.
Depending on the size and general condition of the structure the inspection will typically last 2 1/2 to 4 hours . If you’re at the inspection, (recommended), we’All perform a "summary-style" walk around with you prior to departing the site. After review at our office you receive a full narrative style report later that same day via email in PDF format. We believe you will find our inspections / reports to be both thorough and well documented with plenty of pictures posted throughout and a summary page included for easy reference.
2. Can you check for termites and wood rot? Does it cost more to do this?
A wood destroying organisms, (WDO), inspection is included as part of every home inspection. A separate WDO report will be issued.
3. I'm buying and selling a home in the area. Do you offer a discount for multiple inspections?
If you are buying and selling a home in the area, or require more than one inspection when trying to find the right home, we offer a multi-inspection discount of 10% on subsequent inspection fees when the inspections are scheduled with us within 60 days. This discount is subtracted from our already competitive fees and is our way of saying "Thanks!"
SCHEDULING AND FEES
1. Will hiring a team of inspectors mean it will cost me more?
Not at all. Our fees for a team of home inspectors are competitive even when compared to the more common single inspector companies. Overall we are generally mid-ranged. Having said that, it's critical to understand that a home inspection is not a commodity by any means. If someone is shopping for an inspection based solely on low fees they'll have to look elsewhere. When purchasing a home please consider our very competitive fees for a team of experienced inspectors as a very wise investment.
2. How do you determine what the fee will be?
The fee for a home inspection is typically based on the square footage, age and location of the dwelling. Consideration is given for newly constructed homes. The type of dwelling also factors i.e. single family home, condo, duplex, etc.
3. What days are available to schedule an inspection?
We offer the flexibility to schedule a home inspection any day of the week during daylight hours. Weekday and weekend fees are the same.
4. Can you bill escrow?
We would be glad to bill escrow however a nominal fee does apply.
LICENSING
1. Are you licensed to perform home inspections in Oregon?
Our inspectors are fully certified, licensed, bonded and insured. This includes licensing by the Oregon Construction Contractors Board and Certification by the State of Oregon as Oregon Certified Home Inspectors. You can check our license, (or any contractors), status by clicking on this link to

2. Are you licensed to perform FHA / VA inspections?
Contrary to what some will lead you to believe, any licensed home inspector in Oregon can perform an inspection for the buyer when the funding is FHA / VA. So to answer you quesiton YES we can. The confusion on this subject arises in part because of the appraiser / inspector for the LENDER is sometimes refereed to as an inspector. Make no mistake though, the appraiser / inspector works for the LENDER and inspects to their standards. We work for YOU and in general perform a much more thorough and detailed inspection.
